Sub-Divisions of Lyon County

People of Lyon County have within them the spirit of pioneers. The people, for the most part, are of modest means but they fight for existence with what they have. Finding their acreage cut drastically by the acquisition of land for the Wildlife Refuge and land acquired for the Kentucky and Barkley Lake, the people realized that their county was in jeopardy if a change from an agriculture area to a recreational area was not made.
The climate, rainfall, scenic beauty and recreation facilities makes it a paradise for retired people. Thus, the owners of large and small residual tracts along the lake began laying out subdivisions. These lots were and are sold to displaced people and to people throughout the United States for summer homes and retirement homes. The county has gradually begun to make the change from the agricultural to a recreational area. A large portion of these lots are laid out in sub-divisions across the river and at the present time there are people from 35 different states that own property in this county.
TVA has announced that it is going to buy all the land Between-the-Rivers for camping facilities for the Kentucky and Barkley Lakes. Again the people of this county face the question, "Will our county be able to exist?" TVA will acquire approximately 1,600 parcels of land from people stretching from the East shore to the West shore; however, most of these tracts belong to the people of Lyon County.
The Sub-Divisions at the present time are as follows: (The number of lots in each that are unsold is unknown, but this is the number listed by the following owners in Lyon county plat books.)


BETWEEN-THE-LAKES
  1. Sherwood Hills—owned by Amon E. and Oliver L. Robertson—27 parcels.
  2. J. E. Layman Sub-Division—approximately 300 lots, owned by J. E. Layman and wife, Grand Rivers.
  3. Grandview Heights—owned by L. W. Sherrod and Amos Calhoun, op-proximately 104 lots, with 18 directly on the waterfront.
  4. Moseley Lodge Sub-Division—owned by Dr. C. P. Moseley, Paducah, Kentucky, approximately 150 parcels.
  5. William and Mabel Nash—owners same, 15 parcels.
  6. Lakeside Sub-Division—owned by TVA, 108 parcels.

  2. Heartland Estates—Heartland Development Co., East St. Louis, Illinois, 187 parcels.
  3. Emerald Hills—owned by Ernest and Corine Whitehead, 30 parcels.

  1. Carolina Shores—owner James A. Harris, Paducah, Kentucky, 26 parcels.
  2. Barkley Lake Sub-Division—owners James E. Story, Lyon County Attorney, and A. Paul Owens, Paducah, 126 parcels and 4 large tracts still not sub-divided. (Formerly the Francis Lady property.)
  3. Grand Lake View Sub-Division—owner Robert L. Ramey, Kuttawa, 33 parcels in plat 1 and 26 parcels in first addition.
  4. Pinnegar Sub-Division—owners Mrs. Allie Pinnegar and Edwards, 64 lots.
  5. *Steger Sub-Division—46 lots in Block A. and B.
  6. *Twin Lakes Sub-Division—28 parcels.

2.        Eddy Bay Sub-Division—owners Quentin and Pauline Cummins, 62 lots.
26 are waterfront lots. Lies directly across from Eddy Creek.
3.        Saratoga Heights—'Owners Jess Haynes, Robert Nix, Robert Baker, and Carl Schroeder, Evansville, Indiana, 157 parcels.
4.        Paradise Hills—owner Francis W. and Frances W. Utley, 164 parcels. 5 tracts not yet sub-divided.
5.        Cedar Cove—owners Pearce, Devillez and Cavanas, 80 parcels.
6.        Arrowhead Acres—owner Kenneth C. Devillez, Eddyville, 221 parcels.
7.        Tinsley Creek Sub-Division—-owners Levi Dunning and wife, Eddyville, Kentucky, 52 parcels. (See article about historic Indian Hills.)
8.        Indian Hills—owners Walter R. Johnson and Joe B. Spaulding, Paducah, Kentucky, 81 parcels on Tinsley Creek.

BELOW KUTTAWA
  1. Yates Sub-Division—owners Will Yates and wife, Kuttawa, 24 parcel
  2. supplied with water, gas lights, telephone lines, and located on black-
  3. topped road.
  4. Sheltered Cove—under management of Robert Yates, Louisville, Kentucky, 50 lots.
  5. Tarry on Islands—owner Kenneth C. Devillez, Eddyville, 1 acre each in 80 parcels, located in Bend of River north of lake on the canal.

Approximate number of parcels, 154.


OTHERS
  1. Annie May Van Vactor Sub-Division—Annie May Vanvactor owner, 14 lots.
  2. Slover Triangle—owners Mr. and Mrs. Angelo Slover, Henderson, 38 parcels located 3 miles southeast of Old Eddyville, in Eddyville Creek watershed.
  3. Barkley Lake Overlook Sub-Division—owner Charles Hester, Eddyville. Overlook Substation, 54 parcels. None are waterfront but all have a beautiful view over the lake.

The total number of parcels laid in sub-divisions in the county at the present are approximately 3,016 parcels.
All of the sub-divisions above named are to be residential only. All buildings, sewerage, etc., must conform to the state code. In the restricted resorts there is a minimum floor space, type of building and cost of construction. Many of these sub-divisions have restrictions on types of pets. There are gravel roads already laid in all subdivisions and some are to be black-topped later. The sizes of the lots in sub-divisions range from 50x100 up to an acre, the price ranges according to size of parcel, its location, and nearness to water. Prices range usually from $1,000 to $10,000. There is a possibility that the sub-divisions along Eddy Creek will have water facilities from the Princeton Water Works, that will pipe water from the Eddy Creek vicinity.
